Landing Page & Lead Capture Data

Quinn Labs operates personalized landing pages on behalf of real estate professionals and other business clients who use our platform. When you visit one of these landing pages (for example, by scanning a QR code on a postcard), we may collect the following information that you voluntarily submit:

• Property address
• Email address
• Phone number (if provided)
• Name (if provided)

This information is stored by Quinn Labs on behalf of the real estate professional or business whose marketing materials directed you to the landing page. By submitting your information on a landing page, you consent to Quinn Labs storing your data and sharing it with the real estate professional or business identified on that page, who may use it to contact you about real estate services, market updates, and related communications.

Landing Page Engagement Analytics

When you visit a landing page operated by Quinn Labs (for example, by scanning a QR code on a direct mail postcard), we automatically collect certain technical and behavioral information to help the real estate professional or business understand how their marketing campaigns are performing. This information includes:

• IP address and approximate geographic location (city or region level)
• Device type, operating system, and browser (derived from your browser's user agent string)
• Pages visited, links or buttons clicked, and content interacted with
• Time spent on the page and session duration
• Whether you are a first-time or returning visitor
• QR code scan activity that links your visit to a specific marketing campaign
• Scroll depth milestones (for example, when you have scrolled past 25%, 50%, 75%, and 100% of a page or report)
• Which sections, cards, or content blocks of a landing page or report you view or click
• Interactions with games or interactive features on our landing pages (such as starting, completing, or submitting an email through the "Guess the Price" game)
• Whether an emailed report has been opened or viewed

This data is collected using first-party analytics only. We do not use third-party advertising trackers, and we do not sell or share this data with ad networks. This information is used solely to measure campaign effectiveness and to help the real estate professional provide you with more relevant and timely communications. If you have submitted your contact information through a form on the landing page, this engagement data may be associated with your contact record.

If you send or receive emails initiated through our platform (such as a home valuation report), those emails may contain a small tracking pixel that records whether the email was opened. This helps the real estate professional understand which communications are being received and read.

Automated Email Communications

If you provide your email address through one of our landing pages, you may receive automated email communications from the real estate professional or business on whose behalf Quinn Labs operates. These emails are sent through our platform using third-party email delivery services (such as Resend). Each email will include an option to unsubscribe. You may opt out of these communications at any time by clicking the unsubscribe link in any email you receive.

Use of Your Information

Having accurate information about you permits us to provide you with a seamless, efficient, and customized experience. Specifically, we may use information collected about you via our website or services to:

• Provide and deliver the services you request

When you submit your information through a landing page operated on behalf of a real estate professional or business client, we share your information with that specific client so they can provide the services you requested (such as a home valuation report) and contact you about related real estate services. We do not sell your information to unrelated third parties.

Business Transfers

If we are involved in a merger, acquisition, or sale of all or a portion of our assets, your information may be transferred as part of that transaction.

Security of Your Information

We use administrative, technical, and physical security measures to help protect your personal information. While we have taken reasonable steps to secure the personal information you provide to us, please be aware that despite our efforts, no security measures are perfect or impenetrable, and no method of data transmission can be guaranteed against any interception or other type of misuse.

Children's Privacy

Our website and services are not intended for individuals under the age of 18. We do not knowingly collect or solicit any information from anyone under the age of 18 or knowingly allow such persons to register for our services. Cookies & Tracking Technologies

We use the following tracking technologies on our website and landing pages:

• Essential Cookies -- Session cookies required for authentication and basic site functionality. These cannot be disabled.
• Google Analytics (GA4) -- We use Google Analytics, a web analytics service provided by Google LLC, to help us understand how visitors use our website and landing pages. Google Analytics uses cookies to collect information such as how often users visit, what pages they view, and what other sites they visited prior to coming to our website. We use this information solely to improve our website and services. Google may use the data collected to contextualize and personalize ads within its own advertising network. • Email Tracking Pixels -- Emails sent through our platform may contain a small, invisible pixel that records whether the email was opened and the approximate time of opening.
• QR Code Tracking -- When you scan a QR code on a direct mail piece, the resulting URL contains a campaign identifier that links your visit to a specific marketing campaign.

You can control cookies through your browser settings. Most browsers allow you to refuse cookies or alert you when cookies are being sent. Disabling cookies may affect the functionality of certain features on our website. We do not respond to Do Not Track (DNT) browser signals at this time. Apart from Google Analytics as described above, we do not use third-party advertising cookies or trackers.

Data Retention

We retain your personal information only for as long as necessary to fulfill the purposes described in this Privacy Policy, unless a longer retention period is required or permitted by law. Specifically:

• Email addresses and contact information -- Retained for as long as you remain subscribed to communications or for as long as our business client maintains an active account with us, whichever is longer. Upon unsubscribing, your email address is retained in a suppression list solely to honor your opt-out preference.
• Landing page engagement analytics -- Retained for up to 24 months from the date of collection, after which they are aggregated and anonymized.
• Account and service data -- Retained for the duration of your account or business relationship with us, plus a reasonable period afterward for legal and operational purposes.
• AI service inputs -- Retained only as long as necessary to provide the requested service, unless you have opted into longer retention for training or improvement purposes.

Data Breach Notification

In the event of a data breach that compromises the security, confidentiality, or integrity of your personal information, we will:

• Investigate and contain the breach as quickly as possible.
• Notify affected individuals by email within 72 hours of becoming aware of the breach, where feasible.
• Notify relevant regulatory authorities as required by applicable law (including under GDPR and state breach notification laws).
• Provide a description of the nature of the breach, the types of data involved, and the steps we are taking to address it.

Third-Party Service Providers

We use the following third-party service providers to operate our platform. These providers process data on our behalf and are contractually obligated to protect your information:

• Supabase -- Database hosting and authentication (stores account data, landing page submissions, and campaign analytics).
• Vercel -- Website and application hosting.
• Resend -- Transactional and marketing email delivery.
• OpenAI & Anthropic -- AI model providers used to power our AI services (inputs may be processed by these providers; see their respective privacy policies).
• Lob -- Direct mail printing and delivery for physical marketing materials.
• Twilio -- SMS and communication services.
• Stripe -- Payment processing (we do not store your full payment card details).
• Google LLC -- Website analytics via Google Analytics (GA4), which collects anonymized usage data such as page views, session duration, and traffic sources.

We do not sell your personal information to any third party. Data shared with the providers above is limited to what is necessary to perform their services.

California Privacy Rights (CCPA)

If you are a California resident, the California Consumer Privacy Act (CCPA) provides you with additional rights regarding your personal information:

• Right to Know -- You may request that we disclose the categories and specific pieces of personal information we have collected about you, the sources of that information, the business purposes for collecting it, and the categories of third parties with whom we share it.
• Right to Delete -- You may request that we delete the personal information we have collected from you, subject to certain exceptions.
• Right to Opt Out of Sale -- We do not sell your personal information. If this practice ever changes, we will provide a conspicuous "Do Not Sell My Personal Information" link on our website and honor all opt-out requests.
• Right to Non-Discrimination -- We will not discriminate against you for exercising any of your CCPA rights.

New Jersey Privacy Rights (NJDPA)

Quinn Labs is based in New Jersey and operates marketing campaigns on behalf of New Jersey businesses, so many of our subscribers and landing page visitors are New Jersey residents. If you are a New Jersey resident, the New Jersey Data Privacy Act (NJDPA), effective January 15, 2025, provides you with the following rights regarding your personal information:

• Right to Confirm & Access -- You may request confirmation of whether we are processing your personal data and request access to the personal data we hold about you.
• Right to Correct -- You may request that we correct inaccuracies in your personal data, taking into account the nature of the data and the purposes of processing.
• Right to Delete -- You may request that we delete personal data we have collected from or about you, subject to certain exceptions.
• Right to Data Portability -- You may request a copy of your personal data in a portable, readily usable format where technically feasible.
• Right to Opt Out of Targeted Advertising -- We do not engage in targeted advertising based on personal data collected across non-affiliated websites or applications. If this ever changes, you will be able to opt out.
• Right to Opt Out of Sale -- We do not sell your personal data. If this practice ever changes, we will provide a conspicuous opt-out mechanism and honor all opt-out requests.
• Right to Opt Out of Profiling -- We do not use your personal data for automated profiling that produces legal or similarly significant effects about you.
• Right to Appeal -- If we decline to act on a rights request, you may appeal that decision by replying to our response, and we will provide a written explanation of our appeal decision within a reasonable timeframe.

This Privacy Policy was most recently updated in April 2026 to identify Quinn Labs LLC (a New Jersey limited liability company) as the legal entity operating the Quinn Labs services, to add a New Jersey Privacy Rights (NJDPA) section reflecting the rights of New Jersey residents under the New Jersey Data Privacy Act, and to more specifically describe the landing page engagement analytics we collect (including scroll depth milestones, section and card views, interactive feature and game interactions, and emailed report open tracking).
